By far one of the most important factors when choosing commercial premises for your business is location. Where you base yourself will have a significant impact on your success.

There’s a lot to think about too when you’re narrowing down your location. If you’ll be relying upon clients and customers to visit the premises, it’s going to need to be conveniently situated. This also applies for your employees too, considering nearby transport links is important if your employees are unlikely to be car owners. Another thing to think about is whether you’re going to need to rely heavily on technology. Rural areas and small towns may not have the best internet service for example, so that could potentially disrupt your business.

Parking

It doesn’t matter whether you’re planning to open retail premises or just want some commercial office space. It’s crucial you’ve got plenty of parking spaces for your employees and the people visiting your premises.

If there is somewhere to park vehicles or unload goods outside, are the spaces and loading/unloading zones clearly defined? Is the ground even, or does it resemble the surface of the moon?

Remember that you may have to pay for any asphalt paving repairs if the parking zones require resurfacing. Ideally, you should look for premises that don’t have parking issues.

Organising your cash flow

Cash flow is something most businesses struggle with when they’re starting out. It’s especially easy to put yourself in financial difficulties when you’re choosing premises. Without adequate research, and if you choose the wrong agency, you could end up paying far more than you need to. That’s why it’s important to make sure you’re choosing a reliable and experienced property service.

Staff toilets, a kitchen area and a break room are just some of the facilities a business should have. You’ll also need to make sure it’s suitable and accessible for those with disabilities. Does it have a car park for your staff and customers? These are just some of the things you might need when looking at suitable properties.

Does it provide space for you to grow?

Finally, you’ll want to make sure the premises have enough room for you to grow. While you don’t need to lease or buy a huge building, you should allow a little room for expansion. If it doesn’t, you could end up paying more and disrupting your business by having to move quickly.
